Correct. Summerset is on a centralized, gravity-fed sewer, confirmed on the Iowa DNR facility record. There is no septic system to install, no soil gamble over where it can go, and nothing to pump or maintain. It is the single biggest reason these lots are priced above raw acreage, and no other acreage development around here offers it.
Yes. There is no captive-builder requirement. Bring the custom or semi-custom builder you want to work with. If you have not chosen one yet, we are happy to point you toward reputable local builders who work in this price range.
The lot is build-ready, so you skip the well, septic, and site power that raw acreage adds, roughly twenty to seventy-five thousand dollars and six to twelve months. Your actual build cost is between you and your builder. Most families building on this kind of acreage are planning custom homes that land at a million dollars and up all-in.
Less than most people expect for two to three acres. The streets are paved, the water and sewer are municipal-style, and much of each lot stays wooded rather than lawn. It is acreage without the full chore load of a working farmstead.
